Teachers, Police, & Firefighters get a 50% discount from the government to buy a  HUD  foreclosed home.

Here is how the hud.gov Good Neighbor Next Door program works.  If your a k-12 teacher, police officer, firefighter or emergency medical technician you can  purchase a HUD home and the government will cover 50% of the appraised value of the house, for example : if you bought a $200,000 house your mortgage would be $100,000.

The 50% government contribution  is secured with a HUD note.  If the home owner lives in the house for 3 years as there primary residence the note is release and the home owner can sell the home and keep all the equity and profit form the sale.

Good Neighbor Next Door Program Guide Lines:

  • Home owner must live in the house for 3 years after the purchase. (No investors or flipping)
  • Home owner signs a 3 year note with HUD, after the 3 year the note is released and the home owner can sell the house and keep any equity and profit.
  • Home owner must be a Teacher, Firefighter, EMT, or Police Officer.
  • The offer to purchase the HUD property must be for full list price.
  • Home owner must be represented by a licensed real estate agent.
